How a ducted system works
A ducted (or central) air conditioning system uses a single large indoor unit, typically installed in a ceiling void or roof space, connected to a network of ducts that distribute conditioned air through ceiling vents in each room. A single outdoor unit provides the refrigeration.
From inside the building, only the ceiling vents and a central controller are visible. This makes ducted systems very popular in architectural or prestige residential projects where visible wall units would compromise the interior design.
How a multi-split or single-split system works
A split system serves one room per indoor unit. A multi-split system uses a single outdoor unit connected to multiple independent indoor units — each room has its own unit and its own control.
Each indoor unit can be set to a different temperature. If one room does not need cooling, that unit can be turned off without affecting the others.
This zoned control is often more energy-efficient than a ducted system in a home where not all rooms are occupied at the same time.
Cost comparison
Ducted systems have a significantly higher purchase and installation cost than split systems of equivalent capacity. The ductwork, ceiling void preparation, and larger capacity unit all add to the cost.
Operating cost depends on usage patterns. A ducted system cooling an entire house simultaneously may use more energy than individual splits in only the rooms being used — but this depends entirely on how the system is operated.

For a new build or major renovation where concealment is a priority and the budget allows, ducted is an excellent choice. For an existing home, office, or retrofit where running ductwork is impractical, a split or multi-split system is usually the right answer.
For most commercial applications — offices, retail, light industrial — a combination of cassette and multi-split systems delivers the best balance of efficiency, zoning, and aesthetics.
